Rhythmic Property Relocation Ltd is the housing arm of the Rhythmic group. We source, lease and manage residential property used as supported living accommodation in East London and Essex. We don’t deliver care; we make sure the home is the right one for the placement and that it’s kept properly.

Why we exist

The case for separating housing from care.

Supported living works best when the home is a proper home, and the care is delivered by people who know how to do that work. Mixing the two roles in one organisation tends to blur both.

RPR exists to do the housing layer well, in partnership with regulated care providers and local authorities. Building, lease, statutory compliance, day-to-day property management: that’s our job. Everything else sits with the care provider, where it belongs.

How we work

Six principles we try to keep to.

Clear responsibility split.

Housing role and care role are written down before a placement begins. Nobody guesses what falls to whom.

Documented compliance.

Gas, EICR, EPC, fire risk, PAT, Legionella: held on file per property and produced on request, not just promised.

Long-term landlord partnerships.

We lease for the long term and pay rent on a fixed cycle. Landlords get a predictable relationship, not a churn of tenancies.

A named contact for every partner.

Commissioners, care providers and landlords each have a named person with their phone number. Not a generic inbox.

Homes, kept as homes.

We invest in the property between tenancies where agreed with the landlord, and look after it during. Residents should feel they live somewhere, not somewhere they're placed.

Same working day reply.

Enquiries get a substantive reply the same working day. If we can't answer the question yet, we say so and give a timeframe.

Where we work

East London and Essex.

Our current homes are in the boroughs and council areas immediately east of central London: Redbridge, Newham, Havering, and the adjoining Essex authorities. The team is based in Ilford and can be on a property in under an hour.

We expand carefully, through relationships. A new property joins the portfolio when a commissioner has identified demand, a care provider has confirmed they can staff it, and a landlord has agreed terms that suit a long lease.
