How we work

The housing role, separated from the care role.

RPR is the housing provider. We make sure the building is the right one for the placement, the lease and compliance paperwork are in order, and the property is maintained to a standard residents deserve.

The care (the regulated, person-centred support that defines a supported living home) is delivered separately, by the regulated care provider operating the home. Keeping the two roles clearly separated is how the model is supposed to work, and it makes life simpler for everyone we deal with.

If you’re asking about care

Please contact the care provider operating the home. They’ll know the resident, their support plan, and the day‑to‑day team. We’re happy to point you to the right person if you’re not sure who that is.

RPR does

  • Source, lease and refurbish residential property to supported-living spec
  • Hold the lease with the freeholder and pay the rent
  • Maintain the property and its statutory compliance
  • Carry safeguarding policies relevant to the housing role
  • Liaise with the care provider on issues affecting the home

RPR does not

  • Deliver regulated care: that sits with the care provider in each home
  • Hold a CQC registration in our own name
  • Assess, support-plan or staff residents directly
  • Decide placements: commissioners and care providers do
  • Hold tenancy or licence agreements with residents in most arrangements

The certificates below are kept on file for every property we manage. We don’t claim awards or ratings we don’t hold; we just keep up with the regulations that come with being a UK landlord and a supported‑living housing provider.

Gas Safety
Annual

Gas Safe registered engineer; certificate held per property.

EICR
Every 5 years

Electrical Installation Condition Report; remediation tracked to close.

EPC

Energy Performance Certificate; minimum standards maintained.

Fire Risk Assessment

Suitable and sufficient FRA per the Regulatory Reform (Fire Safety) Order.

Supported living standards

We work to the principles set out by the Department of Health & Social Care and apply them at the housing layer of the model.

Safeguarding

Housing-side safeguarding policy in place; clear escalation paths to care provider and local authority. Staff trained to housing-role level.

Data protection

Registered with the Information Commissioner's Office. We hold the minimum data needed to do our job, and never share resident detail without lawful basis.
